Expand What is the difference between the garage door and the garage door opener?
  • The door system consists of the sections, springs, cables, track and rollers.
  • The opener consists of the control system (electronics, circuit boards, wall up/down button and laser beam safety sensors) and the chain or belt drives that raise or lower the door.
  • The opener does no heavy lifting. The springs store the energy that makes the doors go up and down.
Expand Why is my garage door so noisy?
Several possibilities exist. The door is heavy and has worn out the rollers and bearings. The door is out of balance and alignment. The door needs lubrication. Or some combination thereof.
Expand How can I tell if the door is not balanced?
Pull the red handle and release the door from the belt or chain drive. Manually lift up the door. If the door is properly balanced you should be able to let go and the door will remain stationary. If the door wants to close, the spring has lost tension and needs replacement or it simply needs tightening.
Expand What’s the deal with hurricane loaded doors?
In a nutshell, all new construction requires wind loaded systems that can withstand hurricane force winds of 120 mph. Replacement of existing doors are exempt from the requirement.
Expand What factors affect the cost of a particular style of door?
There are primarily three (3) factors: no windows basic design vs. more design, wind loaded or not, insulated or non-insulated. About 80% of the doors in Florida are not insulated. The homeowners opt to insulate the attic space if at all.
Expand What regular maintenance should be done on my garage door?
The door should be lubricated at least twice a year, once in the summer (when it’s hot) and once in the winter (when it’s cool). A safety inspection should be conducted annually.
Expand One of the springs on my garage door broke. Do I need to replace them both?
It’s a good idea to replace the pair. When one goes, it is usually a sign that the other is not far behind. It’s a better idea to avoid the hassles of scheduling another service call to do the same thing again. Besides, you get a better deal on a per capita basis when you buy two springs instead of one.
