Factors Adversely Affecting the Operation of Your Garage Door
Heavy Doors: A large number of new doors are hurricane loaded and
very heavy with all of the steel reinforcement. Because these doors are so heavy, it is imperative that all components of the garage door
system be in harmony and working properly.
Openers: Almost all of the garage door openers (also called operators)
are rated at ½ horsepower. These openers are put under stress and strain when trying to lift a heavy door that is not in balance. In fact,
the doors only need to be slightly out of balance to cause havoc with the system. A ½ horsepower electric motor just is not very powerful
when it comes to lifting a heavy door.
Springs: The springs have lost tension or for some other reason have
caused the door to be out of balance. You can tell if the door is out of balance. Pull the red handle and release the door from the belt
or chain drive. Manually lift up the door if you can. If the door is properly balanced, you should be able to let go and the door will
remain stationary. If the door wants to close, the spring has lost tension and needs replacement or it simply needs tightening.
Alignment: It could be the door panels, the steel track or both.
Rollers: Quite often the old steel rollers and bearings are worn and
corroded resulting in them sliding instead of rolling.
Lubrication: Believe it or not. Many of the garage door systems that
we see have never been lubricated. A properly maintained garage door system here in North Florida needs to be greased/oiled at least twice
a year.
